Seems too good to be true...I would double, triple, quadruple check these figures, scour the fine print, and be prepared to find out it's not as good a deal as this post implies.

Maybe I'm not quite experienced enough yet in scouring the MLS for deals,or maybe I'm concentrating too much on proximity to my residence, but from my observation, most of Michigan is closer to a .8-.9% ratio, with the exception of class C-D.

And I am trying to scour the forum for CPA's and Lawyers that are knowledgable about Real Estate.

If you have access to MLS then most of the work is done (from a property exposure standpoint) and buyer agents will scour the MLS and pull your property when it matches their criteria.

Has she scoured LinkedIn for students or graduates of the program and messaged them to ask them questions?
