You need thousands of dollars in reserves, per property, to make it with rentals.

Depending on the class of the property you are looking a few thousands of dollars every time.

originally had a few hundred monthly wash pass members and we upped that into the thousands. routinely washed anywhere from 50-250 cars.

I do understand that most businesses are having trouble with labor these days but I shouldn't have to pay thousands of dollars because of my PMs problems. 

I have handled thousands and thousands of maintenance requests over the years and there's only been 2-3 instances where the tenant suffered some damage.

Almost 100% it is because of one of two reasons: either the door gets broken and the tenant tosses it out rather than letting us know, or they take them off so they can use the closet without the doors (such as a nook office) and then put the door somewhere where it gets ruined (outside is popular, in the rain) or gets nabbed by hobos cruising neighborhoods looking for things to steal.
