I had a property tented for termites, which broke some concrete roof tiles.  

Also lot of insurance companies to give new quote asking for proof of new roof replacement otherwise not giving quote which concerns me as my roofs are very old replaced by previous owner or original roofs. 

Also in your area that is a little rural if its well and septic makes sure those are checked by professionalsif it has city sewer make sure you do a sewer scope on the line running to the street.. and of course make sure roof is good etc etc.and for sure you can offer what you want to pay.. they may not accept it but its up to you.also ask title company to give you current owner.. and if you want simply make a back up offer in cases the wholesaler cant close this happens a lot and you get a better deal. 

If the fixes are cosmetic or minor, that’s a big plus, but if there are larger repairs (roof, plumbing, etc.), ensure you budget for those.

We put in around $30,000 to replace the roof, floors, paint and kitchen.

Older buildings with older systems: plumbing, electric, HVAC, roof, tend to have more maintenance costs than newer properties.  

Also the inspection photos show some of the roof joists look like they're partially cracked.   

Even if you had a dozen mid term rentals in a cash flow market (which would probably be $2-3M of property), you're probably only going to net $4-5k/month hoping to avoid the big capex expense like a roof or furnace.

We are still under construction but we ended up having to do everything including sub flooring, attic, roof, HVAC etc.

You are one failed AC/roof/6 month eviction from going bankrupt.
