Pro Forma was mentioned in a Rich Dad Advisors book called ABCs of Real Estate Investing by Ken McElroy, it is found in the sales brochures, which now made sense that you mentioned that it is provided by the seller or the seller's agent.

Since then, I've read Rich Dad, The Book on Rental Property Investing by Brandon Turner, lurking daily around BP, and I've started listening to BP podcasts.

The unfortunate thing about the word "wholesaler" is exactly what @David Biederbeck pointed out being that you can get someone who is looking to "get rich quick without using their own money."
