You don't want to burn any bridges by miscommunications or not properly addressing resolution paths, buy-outs, exits, etc. in a legal manner on paper and signed by parties.

It could also be legit, but without a solid guarantee (or a major, known, verifiable corporation that provides you with a resolution authorizing the rental), the corp could file bankruptcy, and you have zero recourse, AND a hard time serving someone to evict.
