The window wells should be sealed properly to prevent any water from entering the home, correct?

A good manager will prevent an eviction/trashed house.Just my biased opinion.

Could I buy it on contract from them or would a mortgage prevent me from doing that (I assume it would).

Would knob and tube wiring prevent you from buying an investment property?

My friend is relieved that the tenant is gone but it does not prevent them from trying to claim damage.

It came out great and I still own this home.Identifying the source of the leak and repairing that is super important to prevent more problems.

Mainly, the LLC prevents a loss from spilling over into your other investments or your personal finances in many cases (though not all).

My goal has been to borrow money for the rehab, rent it out to generate income for the Trust's beneficiaries, and then do a cash-out refi to recoup my down payment and any other out-of-pocket expenses.I believe there are limitations in an Irrevocable Trust, which would prevent me from simply deeding the property to myself or possibly even to an LLC if I create one, even if the end result is in pursuit of my fiduciary duties to the beneficiaries, as Trustee (i.e. making the home inhabitable and generating rental income for the beneficiaries).
