Me personally, NO DEAL because unless they're truly ready to sell and ultimately take advantage of your help (investors are problem solvers that specialize in creating win-wins) then you could waste time at a profit margin that only seems like a win for seller and not another investor.I like to keep the ball rolling.

You are unlikely to offend the real estate investor who currently owns the fourplex with a low ball offer.

Also he would want to know if you ever owned or bought investment properties, or just heard on a crazy website or from a guru tht you need to make a bunch of ridicules low ball offers.

There is no crystal ball with investing...

We've been bankrupt on, burned, etc and even ones that do a good job for one or two, eventually drop the ball and are fired.

So much easier to ride the cycles vs thinking you own a crystal ball.

I have no crystal ball but the strong rental market in downtown core are driving some niche markets.
