My local power company has a program where they can lower power consumption to a property(ies) to prevent the grid going down during high power usage surges. 

More power to you if you have some "code" 100s or 1,000s of REI (a bunch of them are here in BP Nation) with software engineering degrees haven't figured out.

I have been going to meet ups and trying to network with other investors/operators but i find it difficult to keep the relationships fresh so to speak. what are some techniques you think i can use to let the people i meet know that i really would like to keep in touch with them and continue the interactions?

BTW, we get CFLs free from our local power company in exchange for spent ones, so it was an easy fix.

AND, an even more powerful strategy to implement in today's market is to target homes for sale that have a FHA, VA or USDA loan because these loans are ASSUMABLE!  

What's great about using your 401k is that the payment wont count against your monthly liabilities so it wont affect your borrowing power for a larger mortgage.

, or frankly just well-intentioned government regulators looking to stay active in their bureaucracy (I have personally seen this) get involved, then that same interpretive leeway gives the regulator even more power at the expense of the public interest.

But it truly does hold a lot of power and can be a great resource to get started and grow your REI journey.
