If the tenants are in the middle of a lease, you can ask them to voluntarily sign the addendum, but they don't have to.If they are month-to-month, you have to give them an appropriate notice for the addendum, but they don't necessarily need to sign it. 

Its the tenant on the third floor. there are 2 roommates living up there and one of them uses the stove and completely forgets about it. he will put a pot of pasta on the stove and then fall asleep setting the fire alarm off when all of the water boils out burning the pasta. obviously I should have a conversation with him bringing up the safety concerns but does anyone have any other advice as to what/how to address this problem

A short-term rental needs to be kept in top shape, and guests break thing, stain sheets, scuff up pots and pans, lose beach towels, etc. etc. etc

I never understood for example why people go for 15 yr loans vs 30 yr since you can pay down the 30 yr voluntarily and get the same lowered effective rate while not taking on the higher monthly LTV hit for future loans?

Throw a couple pot lights in the bulkhead while you’re at it and make it a less ugly “feature”.
