I have had instances where people where trying to claim cleaning issues but my cleaner takes photos with time stamps on them and I sent that to airbnb and they denied the guests claim since the guest purposely tried to create a "cleaning issue" .

For Docs, we'd like to see a photo ID, proof of funds, proof of experience (if any), and info on who will be your boots on the ground for the project.  

You can't get eyes on a property easily, so you're trusting what folks are telling you, photos, videos, etc.

If, however, you are starting out fresh, and it is appearing as a new listing with no reviews, you could market it that way by taking fresh photos and giving it a face lift with the summary calling out that it is a new listing.

I always get a photo of their ID, I've only had one person push back in 3 years. 

Any selling costs like professional photos or listing fees reduce the gain on the sale. 

The photos on Airbnb need to be professional (with the first photo being the outside or the kitchen.)

Real estate then nominal (or on average across the us) returns 10-12% which mimics the S&P 500.  

So the fact there is multiple of everything is a good reason to just up that number either nominal or percent either would do I do have a question as far as the water heater, and other cap ex items.

Hand wrote the letters, added photos of their exact houses, sent out myself.
