Granite, I know CA tends to see a lot of this; more than likely due to a lot of people owning Solar.My question is the owner that has a lien status associated to this Lien description (Notice of an Independent Solar Energy Producer Contract), is this a standard practice of just owning Solar (thus wasting time prospecting these individuals) or does this simply mean they (the solar company) took out a lien against the owner because the solar company is trying to collect their money.

Some DSCR lenders will do it based on expected rent but still, they would not want you to be doing an owner occupied home with their loan.

regarding roofs pray for hail storms and then replace .. in those type assets that are really priced for cash flow.. values will rise only when rents rise.. as non of them will ever go owner occ.. at least that is generally what happens with this type of housing.. the value play is the tenant pays off your home and your home generates enough cash flow to break even at best and feed it a little bit over time.. then at the end of your mortgage term 30 years you now have say 2 mil of paid for assets the real money is made on these assets cash flow wise ONLY if you pay cash IMHO

Lo and behold, many of said states will require the foreign entity to disclose owners/members and such, negating your desire for secrecy.
