I've run into more of the second type than the first lately, in fact just yesterday had a buyer tell me she didn't care how big her bedroom was, but having one bedroom on the lower level (of a tri-level) was a dealbreaker.

I prefer to get my rent on time than to get the late fee, and it does seem to work - so far every tenant I've used it on has paid on time.I had an applicant on the phone the other day who, after telling me she had bad credit, and after my explaining the credit-for-on-time-payment policy, said she'd rather not do that.

Here credit is in the low 500's but she has a perfect rental history with me for the last 4 years.I maintain that based on her payment history with me she should be able to find a lease/owner finance deal.Do you see this as a serious problem?
