I find it interesting that many pundits in the media are always clamoring to invest in the latest and greatest company, and how few of those same people are discussing the merits of commercial property ownership.

Others may disagree, but my initial reaction to your question is that investing in Okinawa would not make much sense because you'll likely be unable to take advantage of fundamental merit of real estate investing: leverage. 

If you spend 5 seconds on a post on bigger pockets that could merit a much more detailed post, you are going to get a 2 word response:  "it depends."  

I would evaluate the deal based upon its current merits and current numbers.

The concerns Joe and Ralph laid out above merit consideration and you'll have to take a look at those factors for your market; I'm just going to look at the numbers side.You mentioned a $150,000 duplex that'd rent for $750/side. 

I would recommend calling/emailing/dropping in on a small, local bank that does commercial lending in the area you are looking to buy, and convince them of the merits.

Almost all customers said while they like occasionally ordering online to do a return over 90% want to bring it back to the store and get credit or replacement right away and shop while there.There is just a lot of stories floating around that have little to no actual value or merit to them.  

I think on the surface the deal def has merit considering its in a decent metro and would like to know what the market lot rents are.

I don't know if any of this spark a desire for them to be nice to me or if they're just nice under their own merits.  

After further research I noticed that this guy has done the same thing with other properties before and someone at the property appraisers told me that they are aware of what he is doing but they believe it has no merit.
