The bum simply climbed over and apparently brought his mattress the second time around.

Ok before I went on vacation I was at the house unclogging the sink, the house was a dizaster pencil and crayon markings on every single wall in every single room and hallway, the privacy fence had spray paint all over it, the deck had the same spray paint where her kid was spray painting his toy guns, there was a mattress leaning against the fence, a mountain of trash, door handles broke in one of the bedrooms, grass hasn't been cut since she moved in. 

I ask them, "If I was standing right in front of the property itself, is there anything obvious I would see that would catch my attention from the outside like peeling paint, missing roof shingles, mattresses on the porch  or a rotting fence?

They left two mattresses and a couch in the apartment and a third mattress on the back porch.I emailed the tenant last night asking if she was coming to get her stuff and she said "yes" but didn't give me a time or date.Any suggestions on what I should do?

I spoke with an attorney who asked if I really wanted to go to the mattresses over a half month's rent, and that eviction was messy, just let it slide.

If you take it to far you will just freak yourself out and start putting your money in your mattress lol.

I keep mine under my mattress!

The bedroom will be furnished with my old bed, clean mattress, nightstand, and a chest of drawers.
