Looking at our budget, we having to consider updating both bathrooms some but leaving things like the florescent light boxes above the vanities in and the cultured marble (aka fake cheap marble), or we can fully update the master bath and just do some small things like paint the guest bath.

Question #2, which is to go one step up to solid materials, such as granite, marble, corian etc...but I am not sure for a smaller unit like a 1/1 typically for a single person, doing that will not bring up my rent even $1, *MIGHT* make the unit more appealing, not sure it's a big factor though, not like granite on a 3/2 or 4/3.

Everything else is just speculation.As mentioned before, statues and caselaw varies DRAMATICALLY between states.If it matters to you, you don't necessarily need to sue to get them to remove 2 feet of drive.

I also stress the two-month penalty clause for breaking a lease, Florida statue, you statues may be different depending on where you are.I might be more flexible with married or single mothers with co-signors,but no flexibility whatsoever with this rental group.

what's that....All privately owned property can be encumbered.All land is zoned, by a zoning authority or by state statue, if it's not under any zoning it usually defaults to agricultural use allowing many uses with low use impact.Land isn't discounted due to zoning, it is compared to like property. :)
