Bad customer service (from the partners), unprofessional client information management, ridiculously long underwriting, and I’ll add this..a low-key throwing of their loan officer under the bus for information “he did not know” or “must have been mistaken” about.

I own 4 two/three flats bought between 2013 and 2020 in Forest Park, Illinois, at low interest rates and prices in 200000's  They cash flow nicely and prices have increased a lot. 

This loan doesn't require any certain length of ownership seasoning or equity. 

Should I price the land 2 times above market value and offer a low interest rateORPrice the land at current market and use a very high rate?

That's a very low amount given it's a commercial property.

Long wait but I got a lot of upgrades for a very low price.

However, at $105 per SF seems very low.

Foreclosures ar near all time lows.

I think it’s just a seasonal/holiday slump but it’s a good time to be a buyer!
