What if they change the terms on you last minute?

Can anyone shed some light on what kind of down payment, terms and qualification requirements we would typically be looking at for an SBA or low down commercial loan?

I’m particularly interested in methods that have worked well for you in terms of finding deals that aren’t listed on the MLS.Thanks in advance for your insights and suggestions!

Warning:If you depreciate a property down near zero and then have to sell your property at a loss during a situation of distress...You could end up giving all the proceeds to the bank AND owe the IRS a big chunk of money for recapture.Long-term tax planning with real estate needs to be coupled with risk management and making sure you don't lose any properties.

The result is typically less loan proceeds, lower rate, worse terms, etc.

I like the other recommendations, give them a seller financing offer that is their asking and a good interest rate with terms that make sense for you, and offer what the bank will let you offer.

It's a gradual, steady increase over a long period of time.

In that scenario - I would worry that our long term renters would not like that strangers are walking up their steps and entering the doorway 5ft from their front door every weekend.
