Given this market, you can list a house based on comps, but its not an indication of where buyers will bid the properties of up.

I actually list a fine amount in the lease if the tenant refuses me entrance.

I'm with @Randall E Collins, I personally have never had a good experience with it, especially when I was first starting out.

Get prepared for the worse case (the dreaded E word).
