Where I live the requirements are essentially 2 exits, ny state energy code for insulation (R21 or better) and it must be able to stay above 68 in the winter.

We are looking into purchasing cash and do some light updating but the county records shows as a 2/1 but the house is actually a 4/2.

Hi Melissa,if a tenant has occupied your home for 3 years you should expect that at the point you are turning it over to a new tenant there will be something needed besides light cleaning. 

During rehab we like to tie the vent fan into the light switch for the bathroom so that it always comes on while the room is in use. 

Sold for 155k, my investor plans on doing some light cosmetic updates to bring this back to life and get it on the market for rent asap.
