If you're buying single family homes, the transaction costs are high enough that it's usually the right move to buy and hold.Buy and sell direct or get a license and be the broker….buy cash and eliminate origination fees and other loan costs.

Every area I know has gotten worse and worse and worse on it.Fifteen years ago, when I was buying, rehabbing houses and holding, I oculd hire a licensed contractor and they were able to change toilets, faucets, even water heaters.

I wanted to have the same title company for the entire process and was fortunate to find ETS as they would know from the beginning everything about the exchange and the parties involved and were licensed in both states where the sale and purchase transactions occurred.My initial conversations with Dave still left me with questions but only those that I did not know what to ask having not gotten to the different phases of this entire process.
