If you have kept to your end of the deal you should be fine...you may even have a case to retain your earnest money.Additoinally, check with the county and see if you can't drum up a final Bills Paid Affidavit that states that the contractor has been paid in full for the work done....The other problem you will encounter, is that while you may not find any paper on your lot specifically, some counties, halt the deed transfer over the entire original abstract even before it is broken out to the buyer...so you may be looking at the wrong ownership table.Hint: contractors for subdivisions are too lazy to file leins over each individual lot, so therefore they tag the entire boundary.

thanx for the comments, well I met someone called Emanuel who is in charge of supplying my mentor with the properties, houses, my mentor and Emanuel said that one cannot be lazy in this business, that you can make it if you have what it takes to be as hungry.I spoke to him through the day because after we finished checking the house Alfredo (my teacher) was remodeling we went to see another house that Alfredo's brother had finished, but he was having problems with the RE agent because he hadn't sold it yet, why?

Even the best ones will think they can move out in the morning and the new tenant in the afternoon and landlords will accept this.You can spell it out in the lease, you can give them a check list, offer to help pay for the maid service in advance, but nothing will deter the tenant from wanting to insist that they have cleaned the apartment or house themselves.

that may be true.but as an INVESTOR, what you're looking for is these same houses (maybe a bit more beaten up) that have lazy, absent, distressed owners - now you're talking a real reduction in price (and possibly value) of say 25 to 40k...now we're at 60kyou increase the value by making the improvements the former owner could/would not and selling it at a price below the others - say for this example comp'd houses list at 95k - you're selling for 89k for a 20k profit!
