While SERVICE dogs are a legitimate need and are protected by the ADA, EMOTIONAL SUPPORT pets are not.

Just make sure you have a good solid rental agreement with everything in writing of what is and isn't allowed at your property....I don't smoke....or have pets and drink very very little so I had that in my ad as well as in the rental agreement about no smoking ANYTHING in or around the property....no friends that smoke coming over.....no pets,,,,,no waterbeds....etc......worked out great and I did that for 7 years,,,,,,,although it wasn't a requirement it was stated in the roomate rental agreement that rent is preferred to be in cash,

I am going to assume that the biggest needed is ADA type compliance.

But I see many questionable aspects about this extra charge and requirement now and in the future such as those "representing the unbanked" or "enforcing" the ADA looking for an opportunity for a case to file (Especially for large complexes), etc..

Notice property taxes are higher in Canyon county for landlords, but price points are on average $100K less than Ada county. 

@Joe SplitrockI asked about the dog and she said has a legal right to have a ESA or ADA animal for medical purposes and according to state law I am not allowed to charge monthly.

ADA only applies to service animals in public spaces.
