Any attorney or good insurance agent (and I am neither of these, just to be clear) will tell you that a personal injury or wrongful death claim is one of the biggest risks you'll face as a landlord.

You don't want a tenant suffering an injury in a room that wasn't permitted to serve as advertised.

That makes sense to me EXCEPT if the injury was the fault of the PM -- why should I have to indemnify (reimburse) the PM if their negligence caused the injury? 

A lot of focus on this board is about eviction nightmare but it is nothing compared to being involved in a gas explosion lawsuit that causes your tenant severe injuries or even death. 

Injuries forced me out of baseball earlier than I would have liked, but the game shaped a lot of who I am as a businessman and competitor.
