When it comes to establishing a partnership and creating liability protection I can lay out a "functional" option that works and an "ideal" option that often costs more, but also provides more security.Functionally you can use the current LLC and have an attorney draft up an operational agreement that lines up the desired roles of the partners and how they get paid out.

I posed the discussion hoping for responses like this to lay out the reality of the situation going forward, whether we were wronged or not.Dan, I agree on the fact that there’s not much of a case with the cleaning and dish.

I don’t know the layout of the property you’re referencing so an easement may clearly not be the issue, but would probably be best to check.

If you could lay out your “best case scenario”, it’d be much easier to give you some specific advise.

Make sure if you do BTS (build to suit) that it is not a weird design that is costly or hard to re-tenant and parking layout and ratio is good.
