The best option may be to volunteer or intern possibly unpaid to learn the skills you need that way once 1 year rolls around you will be ready to go.

I do have access to 60k plus some more private money if needed for a deal.My internal debate is that im feeling quite spread thin between holding a contsrtuction job, learning how to be an agent (and get that business going), as well as attempting to purchase a fix and flip(s) in order to buy and hold.

@Mark K.I know it is all market specific and there is also an Internal Rate of Return to consider as well, but you could easily get the same or better case on cash return by being a lender to someone else and not have the stress and management of the property.
