I am a new investor looking for primarily multi-family properties with 2-4 units; would be willing to house hack as well depending on the opportunity. 

There are a couple opportunities thats on MLS currently, and I am crunching through my math and it seems to work out well (positive cash flow, decent cap rate).Some key assumptions I hope still holds true today:  low vacancy rate in general. ~1000-1200/month for a room in a single family house / duplex. 

I’ve been in a similar situation where traditional hard money lenders limited deal flow, so I had to get creative.One strategy that worked well for me was leveraging 0% interest business credit lines for 12 months, which allowed me to fund multiple deals at once without relying solely on a lender’s timeline.

Happy to report I took back possession with well over $140K in equity.Thanks for shedding light on the creative side of real estate.  

They had carpeted the bedrooms and common areas, and the living room was still original wood...well I decided to pull up the old carpet and lo and behold - original wood in pristine condition.

Having a commercial policy usually only covers property and liability, hence the reason for having the umbrella as well.

All depends on a lot of things.No experience with or have ever heard of that lender, but I will look into them as well.
