The cause of any inaction is simply the person not taking the first step toward their goal.

After months of inaction from the title company, the folks here on BP instructed me to contact that title company's underwriters and also the state insurance commission to file a complaint against them.  

Inaction will get you what you currently have. 

You don't need to walk in acting like you've done a thousand deals and know everything.
