if you want income vs growth, get any of the various income producing securities or funds that have been putting out dividends for years, if not decades. 

This means we should see a portion of those convert back to owner occupied or 2nd homes, but also this will produce and opportunity to buy at a discount.

Vs rentals/ STRs can create passive income that will produce multiple streams of income.One thing that I would recommend doing until that boot camp is get out there and network.

Since many, many people never follow through and perform or produce, I don't find it at all surprising that a legitimate dealmaker would want you to have some skin in the game.

The bank can fix this by producing the POA, but if they do not have a reason to do this they won't, so they need to do it when they are trying to sell the property, not in 10 years when I am trying to sell it. 

Or you can produce maple syrup or prove your fruit trees are ag in some way, you can achieve reduced taxes.
