What hiccups popped up? 

We have our own rentals and manage them along side our clients with the same quality of service.

I had a berm installed alongside the home, buried my down spouts out 10 feet with popup drain tiles, and cleaned/rehung the gutters.

I have worked alongside my father for the past 2 years listing, cold calling, door knocking etc.

They were brought to us through our network of developers and lenders.It sounds like you already know what you are looking for so I wont talk about that here, but I did want to say something about finding deals. 4 years ago we had brokers throwing deals after us as there were very few buyers out there, but as you know times have changed, and now you are competing to get the brokers/sellers attention alongside a gazillion other buyers.If there is one thing that I know makes all the difference with getting deals it is to show that you are a serious buyer, and that you can close, fast and with no re-trading.

Co-investing alongside with your wife's IRA brings up another set of challenges.

My number one hiccup is the window units in the apartments.  

We represent it, but mainly for our larger owners where we can get extra pricing considerations, alongside with an aggregate based rent protect (meaning they limit their exposure to eviction).
