If they are a really, really good tenant that you want to retain, then I see nothing wrong with keeping rent a little lower as an incentive for them to stay but I never recommend more than 10% below Market.It's like pulling a Band-Aid: get it done and over with and you'll be happier in the end.

I guess it depends on whether you plan to hold for a long time, and if you're interested in the best cash flow numbers, or if you're happier with moderate numbers and fantastic tenants (that's our plan).
