It's best to keep your head down and look up in 10 years to see how it turned out.

As of this moment, I don't have any plans to head north.

More likely, it is an inexperienced sponsor raising money from inexperienced passive investors (and experienced ones that opted to take the risk on an inexperienced sponsor) who got in way over his head and had no idea how to right this ship. 

Write it off in your head as a lesson learned on who not to call.  

April and May are traditionally when sellers give up selling because season is over and most of the buyer's head back up north.

My wife and I are jumping in head first into a new real estate plan and I'd love some advice on how to property structure our endeavor.

I have seen some people tell the owners that they can rent it after they sell it but if they did not make payments to own it why would they pay rent and you will simply be heading to court to evict them. 

Then they get divorced, and want to rent a place from me, and I'm telling em there scary as hell HIGH risk, and they just don't get it, shake there head saying but, but, but they make a ton. yeah, they do, AND they have spent 3 tons.
