I don't have facts in front of me but try to get eligibility for loan amount.

Eligibility requirements: 1) 90 Days wartime service. 2)  181 days of continuous peacetime service. 3) Discharged from service without dishonorable conditions. 4) Six years service as a reservist or National Guard member. 5) Spouse of a Veteran who was/is KIA/MIA/POW.Entitlement: 100% of the appraised value.

What has been fundamental to your success?

There have been nothing fundamentally changed to alter this.  

After reading many books I believe that I know the fundamentals but would love the chance to sit down and pick the mind of a seasoned investor and/or anyone that has ties to the wholesaling business.I believe that my first hurdle to jump through is learning how to evaluate after repair values as well as repair costs.  

They invested in places with strong fundamentals (SoCal, DFW) and rode out all the downturns.

If you're eligible for a Solo 401k (self-employed, no employees), that's even better.

If you plan to deduct expenses as start up costs, you should make sure they qualify as 195 eligible start up expenses.

Use funds from outside the exchange to make renovations and then finance out some equity or lease the property for a few years and then sell it and be eligible for another exchange.
