I was already leaning to the side of just stashing the money away so it will serve either/or function, first as a down payment for your next property or money to pay major capital repairs or improvements.

I like the idea of college rentals as you just need them to be functional not nice (since they will get beat up a little each year) and that is what deposits are for.Definitely require a co-signer, normally it is the parent of the kid.

Tried Buildium, but it referred me to different platforms, it did not look very convenient.I would like to make application process/  lease signing/rent payment easy for applicants and for me.Zillow is on the way to build all the functionality, but they are not there yet.

In order to avoid the low participation rate, I've a.) suggested that by completing the survey, the tenants could win up to $100 - the amount is a function of the thoroughness and comprehensiveness of their answers and b.) issue the survey with 3-6 months left on the year-long lease so that I can take the feedback into consideration and assess repairs and improvements that may help retain my top quality tenants and reduce vacancy.

It's a function of time and effort for the return upon closing of a successful transaction and will it lead to more long term business etc.Hope this helps some as I am an investor myself and principal commercial broker.
