In those cases I still get paid very well out of the buyers down payment and the seller feels security in a liquid buyer.You might have found some brokers/agents to do this kind of stuff back in 2009, 2010 when markets were frozen and sellers would do anything to sell a property.

I'm good at raising rents between tenants, but the longer a tenant stays, particularly after decades, their rents get behind.Going through this now, as need to raise the rent on my only Section 8, but they've frozen rent increases for the last 3 years and now only allow 3.5% per year after starting raises up again.

Many tenants don't have the funds to fix the frozen plumbing, so, it's again up to the landlord to pay for that, even though it's not the LL's fault, or the tenant will complain to code enforcement and you'll get fined for having broken pipes.
