(In BC there are talks about eviction ban and rent freeze until the end of the year - it's a tough life landlording here that if you buy now for most properties rent barely covers mortgage and property taxes...)What challenges have you encountered with investing in the Kansas City?

Also, wasn't there a HELOC freeze in the last housing crisis in 08'?

I had one, but as soon as I opened a new unit, the bank decided to freeze it, but it was great while I had it because I could pay contractors with credit card and then pay off the card right away and finance through the HELOC.If I do a cash out refi, I'll have to leave the funds in a CD or something until needed. 

It has got to suck to be a homeless guy in Denver, or some poor kid living in a car.I think if you are homeless in Denver BRRRR is defined as you flipping freezing and not an investment strategy!    

It is super difficult to get a judge to throw a tenant out onto the freezing snow and ice.You need to constantly research the rental laws in Mass., constantly update your rental agreement and start the eviction process, immediately, when your tenants fail to pay the rent.

I'd start with broad strokes, being from ND you probably aren't looking to avoid freeze thaw cycles, but narrow in on price point, returns, population growth etc.

I feel like I have found deals but freeze up and end up not doing anything about it... any suggestions for a rookie learning the ropes of the industry ?
