Exploring across the border investment opportunities!

Hi All, I live in BC Canada and it just seems that the property prices around here no longer make sense for investment. Also looked at WA and OR and they both are getting out of whack. I was encouraged to break the geographic barriers so here I am. Would love to connect with some real estate professionals in Kansas to explore investment opportunities.

Would love to find out:
Why are property prices so low and rental prices still decent?
How are vacancy rates especially during the pandemic? Are your tenants still paying? (In BC there are talks about eviction ban and rent freeze until the end of the year - it's a tough life landlording here that if you buy now for most properties rent barely covers mortgage and property taxes...)
What challenges have you encountered with investing in the Kansas City?
