I dress pretty casual in Chicago with buyers and business casual when sell side showing.

. #2 dress from the front of the house, I don't see any photos of the front but make the colors with plants/flowers look different than it does right now so it has a fresh face lift (don't spend alot) #3 bring your rent just below market with a clear clause for increase in year 2.

But at least my first post will help you to get some design and style sense, and that is good to grasp even if you hire a fancy designer. 

It's great for agents who pay to advertise because the leads are hot and good, but for investors it's just window dressing.

It's a two-bedroom house in a sketchy hood and I wouldn't be caught living there myself -- that neighborhood is full of trash who laze around all day, selling drugs, collecting disability and welfare and food stamps, picking up free food at the food bank, panhandling anyone who they see who dresses and drives better than they do.My time is important to me.

Unfortunately I have to spend my money on fancy things like heart surgeries and medical bills.The sad fact is a lot of the people I know are in a similar boat. 

My main point in this post is to show that a slow and deliberate, nothing fancy approach can be effective.
