I guess, it depends on who you ask - there might be an "expert source" where this neighborhood is already a marina.

It would be extremely unwise to buy in st louis without personally visiting the property. 

My last value add had some issues but I still did alright because it was in an extreme cost market (~$2k PSF).

We've found it has superior reporting features, integration features, and is overall more efficient to work within than other REI-specific software.The downside is QBO is not set up for REI so you'll need to do that or work with an expert to ensure it is set up for your business appropriately.

The best off-market local experts in acquisition position their area knowledge and relationships in every opportunity.

None of my business to say what the value of the property is, but it's extremely difficult when they make or break a deal.
