Let them know you're interested in buying the property and explain that you’re considering wholesaling it, which means you might find another buyer who will take over the deal.

I would explain to the tenant that they are in violation of the lease by making unauthorized repairs and if they repeat that they can be evicted.

Can you explain what the benefit is to a property owner to have a literal stranger sublet their house to a whole bunch of other strangers and pocket the difference in rent?

I’ve been plugging the example numbers being used into a spreadsheet so that I can better understand what was being explained in the book.

I'd suggest calling a few mortgage brokers and explaining to them the situation and seeing what they can do.
