@Ruth S.If you are the borrower typically your private money lender drafts the agreementsThe docs we use are standard except for the security instrument as that changes by state as some states are deed of trust and others are mortgages

Appreciate some feedback.I had a tenant, ironically also in Gaithersburg (hope it’s not the same person because she was a pain in the *** lol) but she wanted a new carpet we paid half, she paid her half via us uppping the rent $50 over what it otherwise would have been, so that’s always a creative option, however I wouldn’t want gas at my property if I could avoid it, always a risk of a leak or worse so I’d probably lean towards saying no to this specific request.

Another option if this is strictly for investment purposes, you could try to go DSCR. we have one lender that will allow for 1-4 units (inv. prop solely) who will go as low as 620 fico, but your LTV may be limited to, say, 70%. qualifying would be based on the rents received, not off your $100k income. there are options out there, keep working at it and get a 2nd opinion even on a full-doc loan. hope this was helpful to some degree!

Last week I received $250M in defaulted doc and flip loans (we buy notes), so contrary to what people say here on BP where it’s all rainbows and unicorns - that is farthest from the truthNow I am not saying don’t flip a property, but also don’t feel forced like you have to.

Our company won't accept, "addition interest" for this reason.Also, this is being misrepresented by the agent, since insurance companies ALL add lenders as, "additionally insured" as required per mortgage docs.
