You can check her out but not add her to the lease if the lease is nearing renewal by telling tenant that she can move in but when the lease renews, it going up xx dollars.Also, if the kids are young, does the unit has de-lead certificates?

Possibly a property that doesn’t require you to finance or if you have significant tax liability (so you don’t blow your Exchange opportunity) you could choose to invest in a Delaware Statutory Trust (DST) which is sold through a financial advisor.

I think my first property should be near so i can gain experience as a property manager but I'm struggling with homes that are more affordable in surrounding areas (Pennsylvania, Delaware, I am a Delaware State grad, and prop taxes are almost nothing).Anyway.. there's my introduction (breathes fro the first time) :-)

I may be better off flipping it.If I keep it.I will realize 44k in equity10k in tax deduction from repairs, de minimis and bonus depreciationtax deduction closing costs for the loan Ongoing depreciation = 5,500 a year (150k basis / 27.5 years)The cost to me: around zeroClearly, this is not going to be as profitable as the first, but It will provide a tax deduction of 20k.
