We've been doing it this way in the construction industry for decades.Best way for you to know what's it gonna cost for your projects is get estimates/proposals from licensed contractors.

An important point is that if you didn't do the renovation or weren't on site checking frequently as the property was renovated, you never know how good the repairs done were by the seller or previous owners (this requires a good bit of construction knowledge).  

You wouldn't have to deal with any construction holdbacks / reimbursements which is nice.

These are electric only systems - dont work well in older buildings - but newer construction they should be great.

And as new investor, you have to expect to be charged more than a builder, but armed with a little knowledge you can get a better price than a homeowner and still allow the contractor to make good money.For most construction work materials times two is a good guesstimate, so about $6k is likely a good price.
