Do not compromise your own happiness for some vague idea of duty (unless kids are involved). 

Up your screening game, make no compromises, increase your base criteria, increase your rent where possible, maybe now is a good time to look at Section 8 if you have not in the past.

If the property isn't seriously structurally compromised in some way, and you have the capital to complete the rehab, perhaps renting it out and letting appreciation be your friend is the way to go.

We didn't have to compromise changing the price and seemingly fine after explaining the additional utility costs.

Though you may end up paying less property tax, your capital gains tax basis will be compromised if you ever decide to flip or sell.
