As other's have mentioned, you just want to be sure STR's are allowed (and will continue to be allowed in the future) and as always, make sure the property can still cash flow as a regular rental and/or don't over leverage on the property in case you have to sell due to market collapse or STR restrictions either by the HOA or the county/municipality.

Even when the market collapsed, my portfolio was only down about 10% and it bounced back quickly.Crypto is tougher just because the volatility, you can have 20k in reserves one day, and wake up with 5k in reserves.

Anyhow, I used to wholesale from 2000-2007...I did pretty well for a while.The birth of a daugher, the collapse of the markets, and my stuff getting caught up in it kicked me out of the industry for over a decade. 14 months ago I decided to get back in.
