The Tampa market may be different but I think the individual attributes of the 2 bedroom houses have to be considered.

Some businesses can afford to pay higher rent but detract from rather than add to the character of the neighborhood.

The only thing that is staying as of when it was bought is the furnace.Our won't be as high end as the one you've got but it will be a nice character home in the older part of town.

I'm sure there are a ton of "I want classic character, but open concept," buyers out there :). 

There are too many shady characters who their people work out of their houses or outsource workers from other countries, its all puff and smoke.  

As I'm sure  you are aware, there are what most would consider Class A rentals in places like Santa Monica which have historic character, high end restorations and will be very desirable....and not have any off street parking.

Rather, it is the underlying assets, liabilities and character & experience of the owners combined with the nature of the business enterprise and environment that define a company. 

Depending on the overall style of the house, painted paneling can add a nice texture and give character to an otherwise neutral house.
