If it checks out, get it into contract and pay for a home inspection (and any other needed inspections) for good measure.There are more investor buyers than ever before, so the lowest hanging fruit needs work/renovation.

If you have a high end rental, you'll have more deposit and tenants will be concerned about having bad credit and won't likely just take off and leave you hanging with repainting.

Giving half of everything might seem like a lot until you realize 50% of a lot is more than 0% of nearly nothing.Always hang your license somewhere people know and respect then find someone in the office that will take you under their wing for a few deals.
