I have been doing DSCR loans for 10-12 years back when they were called cash flow loans, so when they fit they are a great product (even without the nonsense unlicensed DSCR only brokers say about them like the not on credit report BS) but they are NOT as good as a conventional if one qualifies.

I have been a NNN real estate broker for 20 plus years.

Funds of funds is basically unregistered/unlicensed broker-dealers or investment advisors acting as a sponsor in a GP role raising money to invest in other funds.As you can see by my tone I am not a big fan of them Its the next version of wholesaling at a syndication level.

I have a few contacts for independent insurance brokers that can look at some different market places to get better pricing.
