And don't forget to review the leases with carefull review of the initiation dates (not unusual for sellers to load the property with new and unchecked renters to beef up the numbers for a sale).A quality property inspection is essential and I ONLY USE HUD Qualified 203-K inspectors and rehab consultants, even for an 8 family (I should emphasize ESPECIALLY on 8 Fams as you have no consumer protections in this market and it is caveat emptor).

Nothing like a cool extra to drive business.I would do a real mix of burgers, sausage, etc but include some ribs (both pork and beef) and maybe some steaks.I would go to Costco and look at bulk meat or a good local butcher.
