This would be most profitable as STR.I feel like my naysayers are being emotional and just looking at the upfront costs.I know sh*t always comes up after the fact, but I'm not afraid.

Are you afraid you will love it like so many of us do?

And, I'd be afraid to use in the kitchen or bath.

A vague foreboding that it could all go terribly wrong, that you never really know, that one day we could get a call that the whole building had gone up in smoke, or a giant sinkhole had opened underneath it, or a particularly bad windstorm had flattened it, or bad wiring caused one of the tenants to be electrocuted, or, or, or...We are all afraid of failure, and worst of all, failure right at the beginning of something, a failure that completely exposed our incompetence for all the unkind people we all know to laugh at behind our backs.

They are all afraid to sell for fear they will miss out on another property value rise tomorrow.

Then he can choose whether he is more afraid of you or the tenant.

From my experience some investors fear "the rumor" that Miami will go under water,  others fear that zoning laws will change down the road and the  laws will be different,  some are afraid the current "airbnb qualified " properties might not allow short term rentals in future. 

I am an investor and am not afraid of fix and flips.
