It doesn't have to be through a formal mentorship program, but it is always a good idea to have a mentor and surround yourself with investors who are more successful.  

We still see deals in Forest Park, Elmwood Park, and other surrounding burbs from time to time.

You will scale that much quicker if you find someone doing what you want to be doing at a larger scale and surround yourself around them.
